Preparing Plaster Walls for Painting in London Period Properties: Stabilisation, Repair, and Priming Decisions

How to assess, stabilise, and prime plaster walls in London period properties before painting. Practical steps for lath and plaster, lime, and modern substrates.

Most paint failures in London period properties start with the plaster, not the paint. Flaking, blistering, and hairline cracking usually indicate substrate movement, residual moisture, or an incompatible primer applied over an unstable surface. The correct sequence is to assess the plaster, stabilise loose material, repair defects, and then prime before any finish coat goes on. Omitting any of these stages transfers the underlying problem into the new paint film, and no premium emulsion will hide it for long.

Assessing Plaster Condition Before Preparation Begins

Before opening a tin, determine what type of plaster you are working with and whether it is sound.

Distinguishing Lath and Plaster from Solid Plaster

Lath and plaster walls, common in pre-1950s London homes, consist of timber laths coated with lime or gypsum plaster that form keys between the strips. These surfaces flex differently from modern plasterboard or solid plaster walls. Tap the surface lightly: a hollow or drummy sound suggests detached keys or loose laths. Solid plaster, often found on Victorian party walls or later renovations, is denser and more uniform, but it can still suffer from friable surfaces if it has been stripped repeatedly.

Check the existing paint film. Multiple layers of vinyl or oil-bound paint can form a skin that masks loose plaster beneath. If the surface sounds solid but the paint layer scratches off in sheets, the bond between paint and plaster may be the weakness, not the plaster itself.

Identifying Active Damp and Salt Contamination

Do not fill, prime, or paint over active damp. In period properties, failed pointing, leaking gutters, or bridging cavities often drive moisture into walls. Look for tide marks, blistering paint on the lower wall, or white efflorescence. If these are present, the source must be resolved and the wall allowed to dry to a consistent moisture content before preparation starts. Painting over damp plaster traps salts behind the film, causing the finish to fail systematically across the area.

Stabilisation: Securing the Substrate

Unstable plaster cannot hold filler or paint. Stabilisation fixes the bond between the plaster and its backing.

Re-securing Loose Lath and Plaster

Where lath and plaster keys have broken or detached, the surface will move when pressed. Small areas can sometimes be re-secured using a plaster bonding agent injected behind the loose section, followed by careful pinning if laths are accessible. Larger blown areas—typically where the hollow sound extends beyond a hand’s width—usually need to be cut back to solid edges and patched with compatible material. Do not rely on heavy filler to bridge a void; filler lacks the tensile strength to support a paint film over a moving substrate.

On chalking or dusty lime plaster, a standard PVA sealer can create a barrier that traps moisture and prevents breathability. Instead, use a stabilising solution formulated for historic plaster, applied sparingly to consolidate the surface without forming a plastic film.

Managing Cracks and Structural Movement

Cracks in period plaster fall into two categories. Static cracks, often following stress points above doorways or chimney breasts, have stable edges. Live cracks, usually diagonal or recurring seasonally, indicate ongoing building movement. Fill static cracks with a suitable interior filler, feathered beyond the crack line. For live cracks, a rigid filler will simply crack again. In these cases, preparation should stop at stabilisation until a builder assesses the structure, or the crack should be bridged with a flexible decorating medium designed to accommodate minor movement.

Surface Repair and Filling

Once the plaster is stable, repair defects to achieve a uniform surface.

Choosing Fillers for Period Plaster

Match the filler to the plaster type. Old lime plaster remains breathable and slightly flexible; pairing it with a hard gypsum filler can create a tension line at the joint. For repairs in lime plaster, use a lime-compatible filler or fine surface filler with low shrinkage. On modern gypsum plaster or previously painted surfaces, standard interior fillers work provided the substrate is sound.

Deep holes or chase cuts from electrical work should never be filled in a single pass. Build up in layers no more than a few millimetres thick, allowing each to set fully and sanding between coats. This prevents shrinkage cracks and filler sag.

Achieving Flatness Without Over-Building

Period walls are rarely flat, and attempting to correct every undulation with filler is inefficient and risky. Spot-fill individual defects—nail holes, old anchor points, and small cracks—then sand flush. If a wall requires full levelling, consider whether a thin skim coat is more appropriate than built-up filler. Skimming provides a uniform surface but adds weight and moisture; it must be fully dry before priming. In most cases, a well-prepared period wall accepts a quality paint finish without needing glass-flat perfection.

Priming Decisions for Old Plaster

Primer selection determines how the finish coat adheres and whether the wall can breathe.

Matching Primer to Plaster Type

Bare lime plaster or newly exposed old plaster needs a mist coat to seal the surface and provide a key for subsequent coats. Use a breathable, non-vinyl primer or the manufacturer’s specified diluted emulsion. On previously painted plaster that is chalky or powdery, an adhesion-promoting primer consolidates the surface. If the wall has been sealed with modern acrylic paint and you intend to apply a breathable finish, the sealant must be removed or the system changed; paint applied over an impermeable skin cannot regulate moisture.

For walls where breathability is the primary concern—particularly if you are considering a limewash finish rather than conventional paint—the substrate requirements are even more specific. Stained areas—from old leaks, nicotine, or soot—require a stain-blocking primer. Choose the blocker type based on the stain: solvent-based shellac or acrylic blockers each have limits, and some can affect adhesion if over-coated with incompatible finishes. Test a small area first.

The Mist Coat on Stripped or Bare Plaster

If preparation has stripped the wall back to bare plaster, apply a mist coat thinned to the paint manufacturer’s specification—typically enough to penetrate the surface without running. The coat should absorb evenly. If it beads or sits on the surface, contamination such as grease, old size, or polish residue is present and must be removed before proceeding. A uniform, flat, slightly chalky surface after mist coating indicates the plaster is ready for the full primer or finish coat.

Preparation Quality Checklist

Before applying finish coats, verify each point:

  • The plaster sounds solid when tapped; no drummy or hollow areas remain.
  • Active damp has been ruled out or resolved, and the wall is dry to consistent depth.
  • All loose material has been removed or stabilised; the surface does not powder when rubbed with a dry hand.
  • Cracks are filled with the appropriate rigidity for the crack type, sanded flush.
  • Deep repairs are built in layers with no shrinkage depressions.
  • The mist coat or primer has absorbed uniformly without beading or blistering.
  • The surface is uniformly matt, with no shiny spots indicating grease or sealant contamination.

Common Preparation Errors

The most frequent mistake is treating period plaster like new plasterboard. Applying a vinyl sealer or PVA to control suction on lime plaster blocks breathability and can cause the paint to fail when moisture migrates. Another error is using rigid filler on live cracks, which recreates the defect within months. Finally, skipping the mist coat on bare or newly repaired plaster leads to uneven suction, causing visible patchiness in the finish coat that no amount of additional paint will level out.
