Preparing Interior Walls for Painting in London Period Properties: Stripping, Stabilising, and Priming Decisions

In London period properties, the finish quality of a redecoration is decided before the first coat of emulsion is opened. Walls in these buildings often carry successive generations of distemper, limewash, wallpaper adhesive, or incompatible modern paints, each of which reacts differently to new coatings. The purpose of preparation is to create a uniform, sound substrate that will accept primer and topcoat without differential suction, staining, or adhesion failure. Skipping a stage because the surface looks acceptable almost always results in patchiness or peeling within a single heating season.

Diagnosing the Existing Surface

Start by identifying what is on the wall. Dampen a small area in an inconspicuous corner with warm water and rub gently with a cloth. If the surface turns to powder or washes away, you are dealing with distemper or limewash. If it remains intact but slightly softens, it is likely a modern vinyl or silk emulsion. Oil-based paints will resist water and may require a solvent test with methylated spirits to confirm.

Tap the wall with your knuckles. A hollow sound indicates blown plaster or a detached lath, which must be repaired before any decorative work begins. In period properties, it is common to find lime plaster in pre-war stock and gypsum board or skim in later extensions; the preparation protocol differs for each. Lime plaster is breathable and porous, while gypsum is harder and less tolerant of moisture saturation during stripping. Removing Old Finishes Without Damaging the Substrate

Mechanical stripping using a steam plate and broad scraper is usually the safest method for lime plaster, provided the plate is kept moving. Holding it in one place drives superheated water into the plaster, which can blow the surface or dissolve the lime putty. For walls with multiple layers of oil-based paint or varnish, a solvent gel may be necessary, but this requires extraction and containment in an occupied room. Score the surface lightly with a blade only where needed to aid penetration, taking care not to gouge soft plaster.

In all cases, protect flooring and furnishings with cotton dust sheets overlaid with polythene; stray steam or solvent can damage polished wood or fabric. Where wallpaper is present, strip the facing paper first, then soak and scrape the backing paper. Residual paste is a common cause of paint flaking. Wash the wall down with warm water and a cellulose sponge, changing the water frequently. If the wall was previously painted over wallpaper—which is common in quick-turnover rentals—remove it entirely; paint over paper seams will telegraph through within weeks. Stabilising and Repairing Plaster

After stripping, run your hand across the surface. If your palm comes away white with dust, the plaster is friable and needs stabilising. Use a plaster stabiliser designed to penetrate and bind the surface, rather than PVA, which forms a closed film and can cause adhesion problems for subsequent water-based coats. Apply stabiliser with a short-pile roller, working it in until it no longer absorbs immediately. Allow a full drying cycle—often overnight in a well-ventilated room—then retest the surface; it should feel firm and chalk-free.

For cracks, use a flexible acrylic filler or, on lime plaster, a lime-based filler that can accommodate seasonal movement. Rigid cementitious fillers should be avoided on lath-and-plaster walls because they will crack again as the timber expands and contracts. Open the crack slightly with the corner of a scraper to create a key, brush out loose material, and apply filler in thin layers, allowing each to cure before sanding flat with a fine-grit vacuum-attached abrasive.

Selecting and Applying Primer

Primer selection depends on the substrate's porosity and the risk of stain bleed-through.

  • On bare, highly porous lime plaster, a breathable primer/sealer evens out suction. Without it, the first coat of emulsion will dry at different rates across the wall, leaving a patchy, streaked appearance that additional coats may not fully correct.
  • On walls with historical nicotine staining, water marks, or tannin bleed from exposed timber behind the plaster, apply an alcohol-based shellac or dedicated stain-blocking primer to the affected areas before the general primer. These stains will migrate through standard water-based primers.
  • On sound, previously painted gypsum surfaces that have been sanded and cleaned, an acrylic primer/undercoat provides sufficient key for water-based satin or matt finishes.

Some decorators apply a mist coat of diluted emulsion to new plaster as a primer, but on old period walls with variable suction and embedded contaminants, a dedicated primer product gives more consistent results and better stain suppression. Roll primer with a medium-pile sleeve, then inspect the wall under raking light once dry. Missed patches or roller skips will appear as dull areas against the slightly higher sheen of the primed surface; touch these in with a brush before proceeding to the topcoat.

Managing Drying Conditions in Occupied London Homes

Period interiors in Central and West London often rely on intermittent heating and retain high humidity levels. Each preparation layer—stabiliser, filler, primer—must be allowed to cure fully. Trapped moisture or solvent vapour between coats is a primary cause of blistering and poor inter-coat adhesion. Oil-based primers in humid winter conditions may require twenty-four hours or longer before sanding or overcoating.

Where possible, maintain an ambient temperature between 15°C and 18°C and avoid directing cold external air from sash windows straight onto wet walls, which can cause the surface to skin over while the layer beneath remains uncured. Aggressive dehumidifiers can create the same problem by accelerating surface drying too rapidly. In winter, extending the programme by a day between stages is preferable to forcing the schedule and compromising the finish.

Wall Preparation Quality Checklist

Verify the following before applying finishing coats:

  • All wallpaper, loose paint, and distemper removed back to a sound, coherent surface
  • Plaster tested for hollowness; repairs completed on blown areas
  • Stabiliser applied and cured on powdery or chalky substrates; surface passes the hand-wipe test
  • Cracks filled with a flexible product compatible with the substrate type
  • Stain-blocking primer applied to water marks, nicotine, or tannin bleed
  • General primer applied uniformly; raking-light inspection shows no missed patches
  • Floors and furnishings protected throughout; dust and debris removed by vacuum and tack cloth
